My husband and I were extremely excited when we were approved for a home loan! My excitement soon turned to anxiety as I began to worry if we'd find something in our price range or if we'd be out bid especially with the Vegas market being as hot as the weather! That's when our realtor, Brian Pelican, walked us through the process and reassured us that he'd be there to help us make the best decision for our family. I must say however, I'm hyper-sensitive to salespeople who, by their approach and interaction with me, it becomes obvious that they are just trying to sell me something, anything, and move on to the next customer. Not so with my experience working with Brian. His professionalism, attentiveness, patient demeanor, extensive knowledge of the business, and the Vegas valley was most impressive. From beginning to end, he made my husband and I feel like he had our best interest at heart. One of the things that stood out was when he said he'd call, he'd call. When he said he'd follow up, he'd follow up. He was very approachable and if we had a question about anything, no matter how trivial I thought it was, he addressed our concerns and assured me I could reach out at any time. Just an all around man of his word and that is so hard to come by especially in his profession right now where everyone is trying to move fast and furiously to get as many sales closed as possible. This is one the most important purchases of my life and yet Brian worked hard to make it happen. I just wish he sold cars too! Thanks again Brian!

Bryan Pellican is hands down the best realtor I have ever used! Make your life easy and pick Bryan Pellican as your real estate agent. He is worth every penny! I inherited 2 townhomes and 1 tenant lived there 17 years, so I clearly needed the tenants out and major renovations completed. Bryan is so knowledgeable. He guided me through the entire process of how and when to give notice to tenants in compliance with the Governor's Moratorium on Evictions, provided me the actual NRS statutes and Realty Board opinion letters. Bryan's recommended contractor was also the best option out of all 4 contractors I contacted. Bryan met with me and his recommended contractor to help me decide what renovations were necessary (and unnecessary) to get the best price on the property. This was a tremendous savings. The first townhome listed for $220k and Bryan negotiated 8 offers with a final selling price $20k higher, selling for $240k cash. There was a huge water issue that needed to be resolved, and I ultimately had to replace all shutoff valves and an anti-siphon valve without shutting off the water (there was no water shutoff for the unit - and the association's community shutoff valves were broken and not scheduled for repair for 2 months). Bryan and his contractor saved me a fortune and told me how to handle things with the HOA and on the property disclosure form to the buyer, so I was covered. He reviewed the home inspection results and determined what needed to be done, and what would not be done, and facilitated final plumbing, electrical, and window repairs at very reasonable prices in a timely manner. Bryan advised me the second townhouse should not be listed until after the first townhouse closed so the sales prices would be reflected and support an appraisal if needed on the second townhome, which indeed was needed. Even though the townhome did not have as many upgrades, and only had a 1 car garage with carport instead of 2 car garage, the townhome sold for $12k more than the first townhome only 6 weeks later. The 2nd townhome listed for $240k and sold for $252k. There were 6 offers and the first cash offer at $251k backed out, but Bryan successfully negotiated one of the backup offers up to $252k with an agreement that they would pay up to $15k out of pocket over appraisal. The appraisal came in at $240k for an FHA loan, and the property sold on time at the agreed $252k price. Plus, the tenants in this 2nd townhome had lived there for 6 years and did not want to move out. Bryan advised how to handle it and notified me when there was a change in the Eviction Moratorium rules that allowed me to get the tenant out before the Moratorium ended because the tenant's lease was expired (without having to proceed with eviction process). I did not need as much work done to this property, but again, Bryan and his contractor advised me what absolutely needed to be done. Bryan also handled last minute problems that came up with a blown electrical circuit after the home inspection. Bottom line is these two townhomes sold at record breaking prices while minimizing expenses to prepare them for sale. The photos, flyer, floorplan, and list of home features were so spectacular, the first buyer bought the townhome sight unseen from 3000 miles away in Florida, relying only on their realtor and a personal friend’s opinion who looked at the property. Bryan was extremely responsive. Kept me informed, listened to all my numerous concerns about repairs and renovations, and about handling things correctly for my parent's estate and beneficiaries so there were no legal problems with due diligence, especially considering one of the beneficiaries is a real estate appraiser. Bryan is highly professional, extremely knowledgeable, patient, efficient, and thorough. Again, make your life easy and choose Bryan Pellican as your real estate agent. He is worth every penny!

I have worked with a number of realtors in both Nevada and Florida, and Bryan is hands down the best I have ever had the pleasure of working with.
